More information about the property

Slovakia Sotheby’s Int. Realty offers for sale a real gem – a beautiful villa with a romantic garden full of history situated in the prestigious Bratislava location of the Old Town. This unique villa has undergone a complete renovation, with emphasis on the preservation of the original elements and their sensitive combination with advanced materials and technologies.

History

The rich history of the Bratislava street, in which the representative building is located, dates back to the end of the 15th century, when it was the quarry for the construction of city walls and later a Lourdes Cave was built there. The road used to be part of the fortifications of the outer suburbs and formed part of the toll border.

At the turn of the 19 and 20th centuries, an artistic mason of Italian origin, Vittorio Brunisso, began to create a romantic gardenthere. He was inspired by Italian gardens on steep slopes. The oldest record is engraved above the entrance to the grotto and bears the date 1919. Its terrain composition and picturesque architecture will catch your eye. It consists of supporting walls with niches, multi-level terraces with balustrades, a grotto, a bird feeder and a fountain. The garden might have served as a “model hall” for the artistic mason. In 1932, when Vittorio sold the villa to a new owner, there were 40 fruit trees in the garden according to the purchase contract, including fig trees, walnut trees, almond trees, 150 roses and 50 fir trees, spruces, and boxwoods.

The garden underwent a fundamental and professional reconstruction together with the renovation and completion of the villa in the years 2008-2010. In addition to the supporting walls, the terraces, the bird feeder and the fountain required most of the reconstruction works. The fence is a replica of period fences from the turn of the last century.

Current appearance of the villa

The luxury villa consists of five floors connected by a beautiful spiral staircase decorated with paintings, which is its main pillar.

On the ground floor there is an elegant entrance hall reaching over two floors, a garage and a lift.

The first floor is reserved for the relaxation zone. After a busy day, the new owner can relax in a hot tub with a glass roof and a view of the night sky, a Finnish sauna, or a relaxation room with a designer suspended fireplace while watching a favourite movie on the projector screen. For a pleasant gathering with friends, there is a stylish wine bar with a stone wall creating the real atmosphere. The technical premises of the villa are located on the same floor.

The second floor is reserved for the social part. A modern kitchen with access to the sunny terrace is characterized by pure lines in light tones and its designer concept pleasantly corresponds to the original elements of the villa. A large living area with glass windows with a view with greenery is also furnished with minimalist style with attention to detail. The dominant element is the day zone with a marble fireplace with a relaxed atmosphere and subdued light. There is a laundry room and complete technical facilities of the house.

The private part of the villa, designed for owners and ensuring maximum privacy, is situated on the third floor. The elegantly decorated master bedroom offers a stylish bathroom with a popular free-standing bathtub and direct access to the terrace, from which a few steps lead to the garden with a swimming pool. There is another bedroom with a bathroom available. A large cabinet with a comfortable sofa, armchairs and a relaxation area with a gas fireplace is, like the entire floor, elegantly furnished in pastel tones.

The top floor has a separate flat offering a bedroom with a cosy living area and a kitchen as well as another bedroom.

The interior of the villa looks very compact, with predominantly light shades in natural colours. The walls are decorated with art pictures and the emphasis was also on sophisticated lighting using warm backlighting and a number of interior lights creating a pleasant atmosphere.

Parking is provided in a garage for two cars, there are also four outdoor parking places available.

The villa is the embodiment of luxury, elegance, timeless design and the highest living comfort. The romantic garden right in the city centre is a haven of peace and the new owner can still touch its history even today. The villa is designed for a demanding client who will appreciate not only its precise workmanship but above all its mentioned inestimablehistorical value.
