More information about the property

Slovakia Sotheby's Int. Reatly offers for sale a unique three-story Villa of Dr. Dvořák located in a prestigious area of Bratislava's Old Town in Mudronova street. The villa, overlooking Bratislava Castle, is a national cultural monument with tremendous historical value.

History of the villa (realisation 1933-1934)
The villa of the socially committed married couple of the Czech lawyer Jaroslav Dvořák and the famous Slovak interwar writer Zuzka Zguriška represents a modern functionalist work of the renowned architect Jindřich Merganc in collaboration with Otmar Klimeš. The intellectual-bohemian family was prone to breaking traditions in that period, the preserved drawings bear traces of interventions which required a bolder solution from the architect.

The villa is a unique and a distinctive example of a La Corbusier "white" villa in Slovakia. Its central area is a hall with a staircase stretched over two floors and the entire asymmetric layout is thus determined by this solution. The villa is characterised by a long sash window and facing the street view.
It is a combination of cultured manner achievements of a modern designed space and at the same time it meets the requirements of practical expediency.

Disposition of the villa
The layout of the villa consists of three above-ground floors. The villa is entered through the vestibule with a relief bust of the father Dr. Dvořák. On this floor there is an apartment for the caretaker, the technical facilities of the villa and a garage for one car.
The wide staircase on the left leads to the second floor which is the centre part of social life. There is a living room which is seamlessly connected by a dining room, an office area and a conservatory that extends from the main body of the house. The service area with the kitchen, space for the cook and a separate circular staircase is separate.
The main staircase from the hall leads to the third above-ground floor to the gallery with a fireplace, which forms a significant part of the floor plan. There is also an L-shaped master bedroom with a diagonally placed bed and direct access to the terrace, as well as two other bedrooms (one with access to the balcony), a bathroom, a closet and a separate toilet. The circular staircase leads to the roof with an entrance to the terrace with a wonderful panoramic view of Bratislava's landmarks.
Villa Dvořák is a combination of specific requirements of the previous owners with a refined sense of detail and the use of luxurious natural stones such as travertine and onyx.

The property is situated on a large plot of land with an area of more than 900 sqm with mature trees, making it an ideal place for a relaxing, a summer barbecue or creating your own bed of organic crops.

Parking is provided by 1 parking space in the garage and more parking spaces are available directly at the property.
