About the project

Slovakia Sotheby’s International Realty offers for sale 1 to 4-bedroom lofts and apartments within the conversion of an industrial building located on the border of Bratislava’s Old Town and Nové Mesto districts. This exceptional residential concept revitalizes the former Svornosť printing house, introducing a new standard of urban living while preserving the site’s authentic character. Abandoned industrial halls are thus given a new purpose, echoing the transformation of iconic industrial buildings in world capitals into sought-after residential addresses.

About the Project
The architectural concept is the work of the renowned studio GutGut, which preserves the space’s authentic rawness while complementing it with the comfort of contemporary city living. The former Svornosť printing house carries a rich history, books were printed here for 60 years, and today its industrial legacy is being transformed into modern loft residences.

The character of each home is defined not by decoration, but by original structural elements, ribbed ceilings, preserved window grids, and materials rarely seen in contemporary developments, such as glass blocks and cast terrazzo. The generous loft design is further enhanced by open galleries and ceiling heights of up to 5.3 metres, providing exceptional airiness, abundant natural light, and a timeless New York-inspired ambiance.

Lofts range in size from 55 sqm to 194 sqm and are designed to support a modern lifestyle. The day zone with kitchen and dining area forms the natural social hub, while the upper-level night zone offers privacy and flexibility — whether for family living, a representative city pied-à-terre, or a combined living and home office concept.

A key feature of the project is its outdoor spaces oriented toward a landscaped green courtyard. Balconies and terraces (10–58 sqm) are conceived as full-fledged extensions of the living area, with depths of up to 2.4 metres and enhanced privacy through external shading systems. Ground-floor lofts benefit from private front gardens with direct access to the shared courtyard, which connects seamlessly to the adjacent UNITAS public park.

Residential comfort is ensured through a high construction and technical standard with a strong emphasis on acoustic performance. Features include underfloor heating and cooling (fancoil system), integrated lighting and exterior shading connected to a Smart Home system. The private courtyard with a children’s playground and relaxation pavilion enhances the residential atmosphere, while the project’s ecological dimension is reflected in a green biosolar roof with rainwater retention and photovoltaic panels.

Clients may choose between two interior completion options: Shell & Core (ideal for bespoke interior design), or High Standard Finish, including custom steel staircases and walkways, oak herringbone parquet flooring, full-height interior doors, fully completed bathrooms with gres tiling, Duravit sanitary ware and Hansgrohe fittings. Partition walls and cores are clad in wood veneer panels.

Parking is provided in a five-level underground garage with direct dry access to the residences and electric vehicle charging infrastructure. The price of a parking space starts from 48 500 EUR. Storage units with electrical outlets and individual metering are also available.

Location - BA III, Nové Mesto (Kominárska Street)

The project is situated at the intersection of Old Town and Nové Mesto, in immediate proximity to Račianske mýto, one of Bratislava’s most well-connected transport nodes. The city centre is easily accessible by car and especially by tram (Line 3: Blumentál, Americké námestie, city centre within 5–7 minutes, Šafárikovo námestie within 8–9 minutes). Hodžovo námestie can also be reached on foot within approximately 15–20 minutes.

The location offers outstanding everyday convenience within walking distance, including the Central shopping mall at Trnavské mýto, a wide range of services and gastronomy, as well as quality educational institutions such as the Private Bilingual Gymnasium on Česká Street. Green spaces nearby include the Račianske mýto park, the public UNITAS park, and the JAMA sports and recreational park.

The emerging Istropolis development will introduce high-quality public spaces and squares, a new cultural and social hall, and complementary urban functions, further enhancing the attractiveness and long-term value of the area. Over time, this transport hub is set to evolve into a vibrant urban destination.
