The Most Expensive Properties in the Czech Republic 2026 | Eight from the Forbes Ranking in Our Portfolio

For clients considering a property purchase in Prague, whether as a home or as an investment, the ranking offers a practical overview of what is currently available at the very top of the market.

How does Forbes compile its ranking of the most expensive properties?

Forbes includes only properties that are currently on the market. The editorial team draws on property portals and on conversations with agents and the management of agencies specialising in the prime segment. The result is two separate lists: the ten most expensive apartments and the ten most expensive houses in the Czech Republic.

Transactions concluded off-market, which according to Forbes account for a large share of deals in this segment, are not included. For properties that have featured in the ranking before, the editors noted that in most cases the asking price had been reduced, suggesting that some sellers’ expectations had been set too high. Price levels nevertheless remain high: no apartment in the top ten is offered for less than CZK 90 million (approximately EUR 3.7 million).

Six villas in the top ten

In the houses category, properties from the portfolio of our partner office took six of the ten places, including third and fourth.

The 5 469 sqm plot comprises a private vineyard, an orchard, a rose garden and an outdoor pool. The interior features oak parquet floors, air conditioning, a wood-burning fireplace and premium furniture by Gianfranco Ferré.

What the ranking reveals about the prime property market in the Czech Republic

In the houses category, Průhonice and the municipalities on Prague’s south-eastern edge dominate this year. The area benefits from its proximity to Průhonice Park, a UNESCO World Heritage Site, and from fast access to the city via the D1 motorway.

Buyers place particular emphasis on privacy, natural materials such as wood and stone, and private amenities ranging from wellness facilities to wine cellars. Current requirements also include concealed safes and secure panic rooms.

The ranking confirms that at the top of the market, it is the combination of address, privacy and build quality that counts. A significant share of transactions in this segment, however, is concluded off-market, in both the Czech Republic and Slovakia. Together with Czech Republic Sotheby’s International Realty, we give our clients access to the Czech market, including properties that are not publicly advertised.
